SWIMMING POOL PROJECT MANAGEMENT

Swimming pool project and construction management requires detailed planning, precise scheduling, and careful coordination of specialised trades to deliver a high-quality, durable, and safe product. The process involves several key phases, from initial design and budgeting to final commissioning. 

1. Planning and design

 

This initial phase establishes the project's foundation by defining the scope, budget, and design specifications. 

  • Define project scope: Clearly outline the pool's purpose, type, features, and target budget.

  • Architectural design: Create detailed architectural and technical drawings that align with the client's vision and budget.

  • Engineering and consultation:

    • Consult with specialist pool engineers to ensure the structural design is sound and water systems are correctly planned.

    • For concrete pools, perform a structural analysis to ensure the design is appropriate for the site.

  • Permitting: Research and secure all necessary permits and approvals from local planning authorities, including any homeowners association requirements.

  • Risk assessment: Identify potential risks, such as site restrictions or unforeseen delays, and develop contingency plans to mitigate their impact. 

 

2. Budgeting and contractor selection

 

This phase focuses on financial control and assembling the right team to execute the plan. 

  • Budget setting: Establish a clear budget with contingency funds for unexpected costs. Avoid cost inflation by sticking to the original scope and getting multiple quotes.

  • Contractor bidding: Obtain bids from multiple reputable contractors. Look for specialists with experience in the "wet leisure industry," not just general builders.

  • Negotiation: Negotiate with contractors and suppliers for the best prices. Off-season construction often results in better deals. 

 

3. Construction and scheduling

 

A detailed schedule is critical for managing workflow and coordinating the various specialists involved in the build. 

  • Site preparation: Perform excavation, clear the site, and prepare the subsoil for construction.

  • Structural build:

    • In-ground: Construct the pool shell, which may involve shotcrete, a concrete shell, or a pre-fabricated composite unit.

    • Watertight layer: Apply a "tanking" or waterproofing layer to create a watertight shell.

  • Plumbing and electrical: Install the necessary pipework for filtration and heating systems, as well as all electrical systems.

  • Installation of equipment: Install all specialized pool plant and equipment, including pumps, heaters, and filtration systems.

  • Finishing:

    • Lining: Install the pool lining or tiling. For tiled pools, use a suitable adhesive and grout that can withstand pool chemicals.

    • Surrounding surfaces: Install non-slip surfaces around the pool area to prevent accidents.

  • Landscaping: Complete landscaping and decking around the pool area. 

 

4. Supervision and quality control

 

A dedicated project manager is often used to oversee the entire process, ensuring it stays on track and meets quality standards. 

  • On-site coordination: Manage all third-party contractors, including electricians, tilers, and plumbers, to ensure they adhere to the schedule and technical expectations.

  • Regular monitoring: Track progress against established benchmarks and regularly assess project costs.

  • Safety checks: Implement and enforce a rigorous health and safety plan to ensure a safe working environment.

  • Quality assurance: Verify that all construction and installation work meets the agreed-upon design and technical standards. 

 

5. Project completion and handover

 

This final phase involves testing, training, and preparing the pool for use. 

  • Final inspection and commissioning: Conduct a final inspection and rigorously test all systems, such as filtration and heating, to ensure they operate correctly.

  • Client handover: Provide the client with an operation manual and a demonstration of all equipment. Offer ongoing maintenance plans to preserve the pool's longevity.
